Local Law #11 (now FISP — Facade Inspection & Safety Program) requires buildings taller than 6 stories to undergo exterior wall inspections every 5 years. What Local Law #11 Requires

Every 5 years, a licensed engineer or architect (QEWI) must inspect all exterior walls and appurtenances — including balconies, railings, fire escapes, and terra cotta ornamentation — of buildings over 6 stories. The inspector files a report classifying the facade as:

Safe

No issues found. Report filed, building is compliant for the next 5-year cycle. No repairs needed.

SWARMP

Safe With a Repair and Maintenance Program. Minor issues exist that must be repaired within the cycle. We handle these repairs.

How Our LL11 Process Works

When is my building's next FISP deadline?
FISP inspections run on a 5-year cycle based on your block and lot number. The current Cycle 9 runs from 2020-2025 (with extensions). Check the DOB website with your building’s BIN number, or call us — we’ll look it up for you in 2 minutes.
 
It depends entirely on the scope. A building with minor SWARMP repairs might be $20,000-$50,000. A building with unsafe conditions requiring major brick, lintel, and waterproofing work can run $100,000-$500,000+. We provide free detailed estimates after reviewing the QEWI report.
